Affordable homes were still available towards the end of last year as price rises slowed, a new study has suggested.
Figures released by the Royal Institute of Chartered Surveyors (Rics) found that house prices increased at a slower pace in December than in previous months.
The group suggested that the narrowing of the gap between supply and demand was a reason for this.
During December, 30 per cent more chartered surveyors reported a rise than a fall in the cost of property.
This represents a fall from 35 per cent in November.
Jeremy Leaf, a spokesperson for Rics, said: "New enquiries are continuing to outpace new instructions which is helping to push house prices higher. The recent loss of momentum in prices and the moderation in new buyer interest can be in part attributed to the housing market pulling down its shutters for Christmas."
He added that interest in the market is likely to be seen this month.
