New home buyers should keep in mind these top ten pitfalls of finding their dream home, according to one developer.

John Elliot, managing director of Millward Designer Homes, says that his first tip for home hunters is to keep an eye out on property sites – whether they are planning to move straight away or not.

Regularly monitoring the market gives prospective buyers a feel for house prices which will come in handy when they inspect properties themselves, according to Mr Elliot.

Surprisingly, he also tells buyers to be willing to compromise and to not fall madly in love. Buyers should not stick to a detailed must-have list and when they do find the perfect home, they should not overstretch themselves financially if they cannot afford it.

Looking beyond the surface of perfect finishes is vital, because "price, location, transport links, room sizes and gardens" are most important.

Being able to deal with agents makes the home-hunting process much easier. Mr Millward advises buyers to have a mortgage offer in place before beginning their search; avoid being too open with an agent who will relay all information to their vendor and not to play it too cool with agents if they really want a property.
