April saw 8,414 new homes being registered against March’s 13,307. However, many of March’s registrations were for the Athletes’ Village on the Olympics site.

But NHBC also said that the figures for 2011 to date had not changed materially since last year, being 38,426 against 38,438 in 2010.

In the February to April rolling quarter, private sector registrations were down 7% from 20,538 in the same period last year to 19,192.

“April’s registration figures were lower than those recorded earlier in the year, perhaps reflecting continued uncertainty within the market and the general lack of mortgage availability for consumers,” commented NHBC’s chief executive Imtiaz Farookhi.

“However, housebuilder sentiment seems to remain relatively high, as reflected in their announcements to the market.”
