Selling your home can be a pretty difficult and stressful task at the best of times, but in the current financial climate, the thought could be enough to put many people off. However, imagine how much easier your decision to move would be if you had a guaranteed buyer for your existing home? No chains, no estate agent's fees and no worry of your buyer pulling out at the last minute.

Well that is exactly what retirement specialist McCarthy & Stone is offering potential buyers at its Stanhope Court development in Horsforth, in order to help them beat an unpredictable property market and make a dream move into retirement living a reality.

Fiona Brooks, Regional Sales and Marketing Director for McCarthy & Stone, said: "It can be heartbreaking when you fall in love with a property and then find that it's been snapped up by someone else while you're struggling to sell your current home or, worse still, when you have your offer accepted and then can't proceed because there's a problem further down the chain. Our Part Exchange will open the door to many people who previously thought that moving into a secure new property in the current market was not possible. It is really straight forward and the whole process can save you time, money and a great deal of worry - leaving you to relax and start planning your new life."

McCarthy & Stone is offering a Part Exchange scheme on a range of one and two bedroom apartments at Stanhope Court, and for a limited time only prospective buyers could benefit from a 100 per cent Part Exchange on their existing homes as an added incentive*.

To qualify for the scheme, prospective residents will be asked to answer a few simple questions about their current home and McCarthy & Stone will arrange for three valuations. An independent Part Exchange company will then make an offer and purchase the existing property at an agreed price.

Stanhope Court on Brownberrie Lane in Horsforth, Leeds, consists of 41 one and two bedroom retirement apartments. In addition to a low maintenance property, residents can enjoy landscaped gardens and a residents' lounge and family and friends can even come to stay in a hotel-style guest suite.

The development boasts maintained gardens and permit parking, and has views of the neighbouring Horsforth cricket pitch and playing fields. Horsforth village is well served by transport links, being close to Horsforth train station with connections to Leeds, Bradford, York, Harrogate, Huddersfield and Otley, and not far from Leeds Bradford International Airport. A bus stop immediately outside Stanhope Court offers easy access to Guiseley with its shops and retail park.

Stanhope Court takes its name from the Stanhope family who ruled Horsforth for 300 years between the 16th and 19th centuries.

To find out more about retirement living and McCarthy & Stone's Part Exchange scheme, visit the development show complex open Tuesday to Saturday from 10.30am to 5.00pm.
