Following the half-hearted rescue package announced by the Government this week, it is the new homes market which is offering solace to those buyers still looking to move in the current market, according to SmartNewHomes.com, as it already provides much of what the Chancellor has so far failed to deliver. With a large proportion of developers already offering to pay stamp duty for their customers, in conjunction with an array of other offers designed to help people move, the Government’s latest lukewarm pledge lags far behind what is already available in the new homes market, including attractive part exchange and shared equity schemes, as well as legal fees paid in many cases. David Bexon, Managing Director of SmartNewHomes.com, said: “The fallout from the Chancellor’s recent indecision over stamp duty had an immediate and quite detrimental impact on much of the housing market, with estate agents reporting up to a 20% fall in prospective buyers as people delayed on their purchase until the matter was resolved. The Government’s rescue package announced this week offered little compensation for this, with half-hearted measures providing only a small reprieve to a small section of the market. “However, all of this had minimal impact on the new homes market, with the proposals falling way short of what is already available to new home buyers. The cost of stamp duty is already removed by developers in most cases, not just on lower priced homes, and buyers who have been unwilling to wait for the Government to act or who are unimpressed by its latest offering, have continued to take advantage of the numerous offers currently available.” Linden Homes is among the many developers currently offering a range of incentives to help buyers into the market. Managing Director, Paul Cooper, comments: “An ability to empathise with consumers is the key to keeping things moving in the current climate, and while the market is clearly slower than it has been, the fact is we are still selling homes. We offer a vast range of incentives designed to help people move and are constantly adapting to help keep the market alive. “Different people have different requirements, and there are many ways to ease some of the financial pressures now facing homebuyers. Paying stamp duty is just one of these, and is an incentive now widely available in the new homes market. However, Linden Homes also helps with the practical costs of moving home, offering financial assistance with all aspects of the process from legal fees, to removal and furnishing costs.”
