Sandwiches and financial solutions are on the menu at Bryant Homes’ Morgans Orchard development in Kington this weekend, for house hunters keen to find out how to make a savvy investment in bricks and mortar.

The housebuilder is holding a ‘Credit Crunch Lunch’ on Saturday 13th and Sunday 14th June from 12pm-3pm at its development off Gravel Hill Road, for anyone who needs free advice or help on how to make their money work harder. Visitors are invited to enjoy a buffet lunch while getting advice from an independent financial advisor on how much they can afford to borrow, which mortgage company to use and how to get the best deal and manage mortgage repayments.

Parents wishing to help their children can find out how to release equity from their home, pick up tips to ensure that they make a clever investment for the future and learn about any tax implications helping their children may have. There is also the opportunity to find out more about the Government’s HomeBuy Direct scheme which is available at Morgans Orchard and is aimed at helping purchasers with a household income of less than £60,000 afford the home they want*. Those using the scheme can snap up a two bedroom Rye coach house for just £83,996.50.

Anne Wallace, regional sales and marketing director, comments: “It’s very easy to become confused with all the financial information associated with moving house. How do you decide which mortgage lender to go for and do you really know how much you can afford to borrow? Our ‘Credit Crunch Lunch’ weekend offers the ideal opportunity to enjoy a free lunch while quizzing our team of expert sales executives and financial advisors about how to make buying a first home, or moving up the ladder, more affordable.

”Our HomeBuy Direct scheme is a great way for purchasers to afford their first home as it’s designed to overcome the hurdles of high mortgage costs and larger deposits, which we know are preventing many people from buying. Why not come along to our event at Morgans Orchard and find out more?”

Purchasers using the HomeBuy Direct scheme will be given an interest free equity loan for up to 30 percent of the value of the property, co-funded by the Homes and Communities Agency and Bryant Homes. For example, the initiative means that if you qualify for a mortgage of £140,000, you could buy a property worth up to £200,000.

No interest is charged on the equity loan for the first five years** and the purchaser has to contribute the remaining equity, through an agreed mortgage***. Buyers are also able to pay off the equity loan in instalments at any stage after the first 12 months or sell their HomeBuy property**** if they wish.

Morgans Orchard offers house hunters a collection of stylish two and three bedroom homes in the historic market town of Kington. The High Street caters for everyday needs with a post office, banks and chemists to a selection of local and national retailers.

At the weekend the outstanding natural beauty of the Herefordshire countryside surrounding the development offers excellent opportunities for long walks and picnics. Offa’s Dyke Path and the famed River Wye are both close by to Kington – perfect for nature lovers. Historians will be in their element with the ancient monuments of Four Stone and Arthur’s Stone as well as Brabury House, Burton Court and the National Trust’s Cwmmau Farmhouse.

Golfers can enjoy a round at a one of the highest golf courses in the UK on the top of Bradnor Hill, while those who enjoy a more leisurely weekend will find they’re spoilt for choice with welcoming pubs and restaurants.

Currently available at Morgans Orchard is a range of two bedroom coach houses priced from £119,995, two bedroom homes priced from £132,955 and three bedroom homes priced from £154,995.
