Ryanair's announcement of launching a new route to Malta from Leeds Bradford International Airport will further broaden the appeal of the Mediterranean island nation and possibly boost demand for Malta property to buy and rent, according to local developer, Pender Ville.

Flights from Yorkshire's international airport will commence from March 25 in 2010. The new route to Malta will be Ryanair' 12th serving the country.

Michael De Maria, sales and marketing manager of Pender Ville's Pendergardens development, said: “The opening of the new route confirms the popularity of Malta with UK tourists, boosting tourist rental appeal for second home property owners.”

Pendergardens is a cool contemporary development of 360 Malta apartments in St Julian's, a popular and attractive resort town located on Malta's north coast, a few miles from the capital, Valletta, a UNESCO world heritage site.

The apartments surround an impressive landscaped piazza. Available in Phase 1 are two- and three-bedroom apartments and three-bedroom penthouses, located in five buildings, from seven to nine storeys high. Soon to be released are 16 exclusive villas with their own private lockup garage and small pools all in a private road.

Pendergardens has also been awarded Special Designated Area status. Non-Maltese residents can only own multiple properties and rent them out in Special Designated Areas (SDA). With a property in an SDA, foreign owners also avoid the hassle of applying for an Acquisition of Immovable Property (AIP) Permit from the Ministry of Finance.

Prices at Pendergardens start at £176,000 for a two-bedroom 1,076sqft apartment, £224,744 for a three-bedroom 1,388sqft apartment, and £821,000 for a three-bedroom 2,648sqft penthouse.
