Browning Court has 45 one and two-bedroom apartments, arranged in two buildings. Every apartment comes with an NHBC Buildmark Warranty. The apartment floor plans shown here are the two most common types. There are twelve differing layouts in all providing a wide choice. Buying an apartmentEach apartment is sold on a 125 year lease with no ground rent payable. A reservation fee of £250 secures the apartment of your choice for a reasonable period to allow for the sale of your existing property. Aspen may be able to help with this sale including part exchange and moving arrangements.
Owners’ CompanyThe services provided at Browning Court are overseen by the Owners’ Company. Once all the apartments are sold and Aspen’s responsibility has ended, Aspen will transfer the Freehold of Browning Court to the Owners’ Company. This gives you the reassurance of complete long-term control.
Your behalf – The Managing AgentYou have no need to worry about day-to-day management of the court. This is all taken care of by the appointed managing agent, Kingsdale UK Ltd. Kingsdale is a highly professional company, with long experience in the management of retirement housing and the provision of excellent services.
At your service – service charge & staffThe service arrangements are a very important part of life at Browning Court. Dedicated on-site staff are employed ensuring the quality of service that you require is delivered when you need it during the day and for emergencies at night.
Taking care of your surroundings The service charge covers furnishing, heating, lighting, decoration and cleaning of all communal areas. It also pays for external window cleaning and a gardener to keep the gardens looking good.
Emergency call systemThe service charge covers the maintenance of the call system in your apartment, and throughout the court. The system enables Owners to speak to the Duty Manager day or night and to summon assistance in an emergency.
The guest suiteThe family-sized guest suite is on the second floor and may be booked by Owners for their guests at a modest charge.
Television and telephoneEach property has a TV aerial and a telephone point in both the lounge and the main bedroom. Satellite TV is also available, subject to the satellite TV company charges.
Hearing aids We want every Owner to feel they can be a part of all the court’s activities. Therefore the main communal rooms incorporate induction loops, allowing any Owner who has a hearing aid to participate fully in meetings and social events.
Service washesEvery apartment is equipped with a high quality washer/dryer. In addition, a washing, drying and ironing service, at a modest charge, is available through the court’s laundry.
Car parkingAmple free parking is available for Owners and visitors in the court’s own car park. Spaces are not allocated.
Building maintenanceThe service charge covers all minor repairs and the servicing of equipment in the communal parts. The maintenance and redecoration of individual apartments is each Owner’s responsibility. The future repair and refurbishment of the communal areas and the exterior of the building is covered by the fund for future maintenance.
