Sentinel is a 'charitable' organisation and therefore required to assess applicants in terms of their housing need and their financial situation to ensure they are suitable charitable beneficiaries.
These properties are offered on a Newbuild Homebuy basis. Applicants are required to purchase a minimum 40% share, (although Sentinel will 'means' test applicants to determine the exact share they can afford to purchase).
This may mean that some applicants will be required to purchase more than 40% in the first instance, enabling Sentinel to offer lower shares (as little as 25%) to other applicants who may struggle financially to meet the 40% minimum. All applicants will pay a subsidised rent to Sentinel on the remaining unpurchased shares.
Applicants may purchase further shares as their financial circumstances allow, until they own 100% of the property.
