Stourscombe Vale is situated on the south east outskirts of Launceston. The town lies between Dartmoor and Bodmin Moor, just off the main A30 trunk road and one mile from the Devon / Cornwall border. Launceston, historically known as the 'Ancient Capital of Cornwall' (and called 'Lanson' locally) dates back to Celtic times and is an area of considerable charm and beauty with easy access to north and south coast.

Launceston benefits from a wide range of facilities that include the Phoenix Leisure Centre, providing activities such as swimming, keep fit, tennis and squash. The historical market town of Launceston dominated by its Norman castle has a population of around 7,000. The town has a wide selection of shops, restaurants, banks / building socities and famous name supermarkets located on the periphery (nearest supermarket is half a mile from the development). From Exeter: from the A30 at Pennygillan branch left, then at the roundabout take the 4th exit onto Weston Road A388 (signposted Launceston, Town Centre) entering Launceston. Then turn right and merge onto the A30 (signposted Okehampton). Branch left, the at the T junction turn right onto Tavistock Road A388 (signposted Plymouth). Continue forward onto Tavistock Road A388 entering Stourscombe. At roundabout, take 1st exit and follow signs to Stourscombe Vale.
