ServicesEvery Home Information Pack (HIP) must contain:
- Home Information Pack Index – similar to a contents page, the index will list the documents contained in the pack.
- Energy Performance Certificate (EPC) – the EPC is a new document that tells you how energy efficient a home is on a scale of A (most energy efficient) to G (least energy efficient). In addition it will offer advice on how to reduce carbon emissions and fuel bills. For properties bought off-plan a predicted energy assessment will be included.
- Sale Statement – this should provide some basic information about the site including the seller’s name, the address of the property being sold, whether the property is freehold, leasehold or commonhold and whether or not the property is being sold with vacant possession.
- Standard Searches - every HIP must include an official Land Registry search and standard Local Authority searches which provide information on matters such as planning decisions and road building proposals, along with information on the provision of drainage and water services to the property.
- Evidence of Title - these documents prove that the seller owns the property and therefore has the right to sell it.
- Additional information for leasehold and commonhold sales - where appropriate.
