What aspects of the development stand out? The location of Harbin Fields makes it ideal for those who want a quiet retreat away from the hustle and bustle on the edge of the market town of Yeovil. With open countryside to the south, the development has a tranquil feel, but the town centre and train station are close by.

When will the property and the development be completed? The development is due to be build complete by Spring 2015 – only eight homes remain for sale.

Are financial incentives available? Help to Buy is available, which means buyers can purchase a new home with just a 5 per cent deposit and they will receive an equity loan from the Government for 20 per cent of the price. Alternatively, part exchange means customers with a property to sell don’t have to wait until they have secured a buyer on the open market as the developer Elan will effectively act as their cash buyer, giving them 100 per cent market value. Elan also has an exclusive offer for homebuyers who reserve in January. They will receive £500 towards optional extras to personalise their new home.

Why buy one of these homes? If you’re looking for a spacious detached family home, within easy reach of the amenities of a large town, but with the lifestyle that comes with having beautiful countryside nearby then Harbin Fields is the perfect development. Plus there’s the added benefit of knowing everything is brand new and the homes are low maintenance and economical to run.

What are the best bits about the homes on the development? It’s a very intimate and quiet development offering a real community feel. The attractive loop street layout means all homes have a spacious rear garden.

Anything else you would like to tell us about this development? Just a small number of homes remain for sale on the final phase so homebuyers will need to act fast if they want to snap one of them up.

Who will the neighbours be? We’ve had a range of buyers so far, mainly families and professionals and a couple of people who have downsized from a larger property in search of a low maintenance home.

What reputation do the local schools have? Just a short walk from the development is Pen Mill Infants School, last rated by Ofsted as ‘outstanding’ in 2010. There are a number of other schools close to the development, including Preston School, a secondary school judged by Ofsted in April 2012 as “a good school with outstanding features”, while further education is offered by Yeovil College.

What is the traffic and transport like in the area? The town benefits from having two train stations - Yeovil Pen Mill and Yeovil Junction with connections to the Midlands and London Waterloo. Pen Mill Station is very near to the development. Road links are also good with the A303 going west into Devon and Cornwall and east into Wiltshire and Hampshire, linking with the M3 for London. There is easy access to the M5 and, for those heading further afield, Yeovil is just over an hour’s drive from three airports - Bristol, Bournemouth and Exeter.

What’s a good place for dinner nearby? For home cooked food in the evening or a fabulous Sunday lunch, the Pen Mill Hotel is just a stone’s throw away and offers a great choice.

What would be an ideal way to spend the day in the area? Yeovil’s a vibrant market town so buyers could spend the day shopping in the town centre, followed by dinner in one of the town’s delightful restaurants, then a pre-theatre drink and a show at The Octagon theatre. Or for those who like the great outdoors, there are no shortage of magnificent walks to enjoy in the area.

What local secret is there in the area that would take a new resident a while to discover? The Somerset hillsides offer beautiful views across the town and towards the Dorset hills. Close by is Yeovil Country Park, which is home to the stunning Ninesprings, Penn Hill Park and Summerhouse Hill. Here you will see nature at its best with rivers, lakes, waterfalls and beautiful woodland.

If you could change one thing about the properties in the development what would it be? There’s nothing we’d change. The homes are all built to a high specification and the streetscene makes for a very attractive and welcoming development.

What items are included in the sale of the property (eg. white goods in the kitchen)? Each home features a fully fitted kitchen by Symphony, with oven, hob and chimney hood and chrome down lighters. Bathrooms, en-suites and cloakrooms are fitted with contemporary Ideal Standard white sanitary ware with stylish chrome fittings and down lighters. The shower in the en-suite includes full height tiling and an electric fire is included in the lounge. Front gardens are landscaped and all rear gardens are enclosed by fencing. Energy efficient gas central heating systems and white uPVC double glazed windows are installed in all homes, TV points are fitted to lounge and the master bedroom.

Who would be the ideal buyer? The size of the homes make them perfect for families looking for more space, a well sized garden and a convenient low maintenance lifestyle. But really they’re ideal for anyone who wants to be close to the town centre but still in a quiet spot, and enjoy the peace of mind that comes with knowing everything in their new home is brand new.
